Property development website development

For developers, house builders and off-plan sales directors who need a development website where plot status, house types, specification and the interest register are one live record rather than a brochure site updated by email to an agency.

The problem

What goes wrong today

Where it usually starts

A development is marketed from the moment the hoardings go up until the last plot completes, often across several phases and two or three years.

  • The website that launches it is usually a brochure build: a hero render, a page of house types, a PDF site plan and a contact form.
  • Plot availability is held in the sales team's spreadsheet, so the site plan on the website shows plots as available weeks after they were reserved, and the sales suite spends its Saturday telling disappointed visitors that the corner plot went in March.

Where it gets harder

Interest arrives through the form, through portal enquiries, through the agent instructed for the scheme and through visitors who write their details on a clipboard at the suite.

  • Nobody reconciles the lists, so the launch of phase two is announced to some people twice and others not at all.
  • Appointments are booked by telephone into a diary at the suite, with no record of which house type the visitor wanted to see.
  • Specification changes between phases are updated in the brochure but not on the site, so buyers arrive with the wrong kitchen in mind.
  • The marketing team cannot say which plots attract the most interest or which channel the registered buyers came from, and the sales director finds out about a mismatch between the website and the reservation board when a solicitor queries it.

Scope of the service

What the build covers

A custom development showcase normally covers:

  • A development model with phases Plots, house types and specification variants
  • A plot availability matrix with statuses you define (released Available, reserved, exchanged, completed, withheld) updated by the sales team or fed from a sales system
  • An interactive site plan Where each plot is clickable and shows its house type, floor plans, orientation and status
  • A specification and finishes section per house type and per phase
  • A register-interest flow that records house types Budget band and preferred phase, with launch notifications sent per phase to the people who asked for it
  • Sales suite appointment booking against the suite's opening pattern and the sales advisers on duty
  • Brochure Specification and site plan downloads with version control
  • A progress update feed With site photographs and construction milestones written by the marketing team

How discovery works

Discovery walks through the development's life with you: how a plot moves from released to completed and who is allowed to change it, whether a sales system or an instructed agent already holds the truth about availability, how phases are launched and to whom, how the sales suite is staffed and when appointments are offered, what the specification variants are and how incentives are described without inventing claims. Each becomes a named stage in the scope document: register, notify at launch, book an appointment, reserve offline, update status, hand over.

Deliberately out of scope

  • Taking reservation fees or deposits online, conveyancing and plot progression, customer choices and extras ordering after reservation, and snagging or aftercare, each of which is a separate system if needed

When the scope grows

Scoping scenario

A regional house builder with three live developments, nine house types, phased releases every few months and a sales suite open five days a week wants one site per development on a shared platform, a site plan that reads status from its sales system overnight, and launch mailings segmented by house type. That is a different build from a single twelve-unit conversion marketed by an agent, and the scope document will say so.

Deliverables

What you receive

  • Discovery notes covering each development, its phases and how availability is kept today
  • A written scope document naming each stage from registration to completion status, the data source for plot status and what is excluded
  • Design of the site plan, the plot and house type pages, the register-interest flow and the appointment booking on phone and desktop
  • The build, deployed to your hosting or ours, with a template for adding future developments
  • Import of the current interest register and plot statuses from spreadsheets or your sales system, where relevant
  • Training for the sales and marketing teams on plot updates, launches and progress posts, with a short written guide
  • Handover material and full ownership of the source code, media and your data

Process

How a project runs

Each stage maps onto the project view in your client panel. Durations are set in your proposal, never on this page.

  1. Onboarding

Access to current site files, renders, floor plans, the availability spreadsheet or sales system export, and the current interest lists.

    Project stage: Onboarding
  2. Planning

Discovery with the sales director and marketing lead; the plot status rules, phase plan and scope document are agreed with milestones.

    Project stage: Planning
  3. Design

Clickable designs of the interactive site plan, a plot page, the house type pages and the registration and appointment flows, reviewed against your brand guidelines.

    Project stage: Design
  4. Development

Built in stages: development, phase and plot model with the site plan first, then registration and launch mailings, then appointments, downloads and progress updates.

    Project stage: Development
  5. Client review

The sales team runs a mock launch on real plot data, updates statuses from the suite and checks that notifications reach the right segments.

    Project stage: Client review
  6. Revisions

Status rules, site plan behaviour and copy are adjusted from the review and re-checked against the scope document.

    Project stage: Revisions
  7. Ready for launch

Interest register imported, plot statuses verified against the reservation board, mailings tested on addresses you control, checklist signed off.

    Project stage: Ready for launch
  8. Delivered

The development is marketed from the new site; optional maintenance and hosting continue under their own agreement.

    Project stage: Delivered

Integrations

Commonly integrated

Systems this kind of business usually asks us to connect. Each integration is confirmed during discovery; none is assumed.

  • New-homes sales and reservation systems as the source of plot status
  • Property listing portals that accept new-homes feeds, configured per portal
  • Email providers for launch notifications and appointment confirmations
  • Calendar feeds for sales advisers at the suite
  • Mapping services for location pages and local amenity information supplied by you
  • Virtual tour and computer-generated imagery suppliers delivering media per plot or house type
  • Marketing automation or CRM platforms the sales team already uses for follow-up

How we would approach it

Worked example

Concept demo

A three-development house builder with phased releases

The situation

A regional house builder marketed three developments from three brochure sites, each updated by an agency on request, so plot statuses lagged the reservation board by days and launch mailings went to an unsegmented list.

Why it is a custom build

The reason this needs a custom build is the data flow: the plots, the site plan, the mailings and the appointments all depend on one availability record, which a brochure site has no place to hold.

The scope we would propose

  • One platform with a development template
  • An overnight import of plot status from the builder's sales system with a manual override for the suite
  • An interactive site plan rendered from the plot data rather than a flat image
  • A register that captures house type and phase preference, and launch notifications that go only to people who asked about that phase or house type

Pricing

What affects the price

Every proposal is priced on scope. These are the factors that move it most for this kind of build.

  • Number of developments, phases and plots, and whether a reusable template is wanted
  • Whether plot status is updated manually or read from a sales or reservation system
  • Interactive site plan complexity: a single plan or multiple phases and levels such as apartment blocks
  • Number of house types and specification variants with their media
  • Launch notification segmentation and the email provider involved
  • Sales suite appointment booking against adviser rotas
  • Portal feeds for new-homes listings and how many portals
  • Hosting choice: your own hosting or ours

FAQ

Frequently asked questions

Do we need a custom build or the package?

If you have one or two developments, update plot status by hand and want a standard site plan, registration flow and appointment booking, the development showcase package usually fits. Several developments on a shared template, status fed from a sales system or apartment blocks with level-by-level plans point to custom work, and discovery settles which before a quote.

Can the site plan read plot status from our sales system?

Where your sales or reservation system can export plot status, we build an import that runs on a schedule and a manual override for the suite. The export format decides the effort, so we look at it during discovery and name the system in the scope document.

Can buyers reserve a plot online?

No, and deliberately so. Reservations and any fees stay with your sales team and your advisers. The site records the resulting status change and shows it on the plan, and a buyer can book an appointment to reserve in person.

How are phase launches handled?

Registered buyers choose the house types and phases they care about. When the marketing team releases a phase, the plots become visible and a notification goes to the matching segment of the register, with a log of who was told and when.

Who owns the site and the media afterwards?

You do. Source code, content and your register are handed over at delivery. Renders and photography remain under whatever licence you hold with their suppliers. Hosting and maintenance are optional and separately agreed.
